Casey Auctioneers cater for all types of sales, from selling your home if you want to upgrade or move on, selling a second property, selling land or other commercial sales such as shop units or businesses as going concerns.
Selecting a selling agent can be a daunting process and will raise a lot of questions, such as:

At Casey Auctioneers, we believe that you should retain full and complete control over the sale and marketing of your property. We do not impose restrictive conditions, minimum fees, minimum sale terms or any penalties whatsoever when offering your property for sale. You should not feel pressured into restrictive agreements. Instead, we offer a very simple approach to placing your property on our books:
  • No up-front fees. None. No fees for placing signs on your property, no fees for placing your property on display at our office, no fees for placing your property on our website, no fees for advertising your property on popular websites such as daft.ie, myhome.ie, onview.ie and many more and of course, no fees for viewings. Simply, we charge no fees at all except for a successful sale.
  • While you are free to list your property with as many agents as you wish, we recommend that you simply engage us alone as your selling agency. Simply, having multiple agents can sometimes lead to confusion for purchasers and it removes the possibility of a purchaser “playing” two agents.
  • The principal of this firm, Colm Casey MIPAV, is a bonded member of Ireland’s only professional body solely representing auctioneers - The Institute of Professional Auctioneers and Valuers, or IPAV. As a member firm of IPAV, Casey Auctioneers is bound by a Code of Practice that ensures impeccable treatment of your property and your private information. We have many years of experience in the property sector and you can be assured that honesty and integrity are our guiding principles.
  • Our rate of commission is a very competitive 1.5% of the sale price, plus VAT at the applicable rate. This is one half of a percent below the norm for the Claremorris area. However, this rate is for smart sellers who list their property with us only! While we don’t restrict you to exclusivity, for properties listed with another agent, we charge the normal 2% of the sale price, plus VAT, for a successful sale by Casey Auctioneers.

Have property to let?
Offering property for the rental market can be an expensive exercise. For residential lettings, you may have some money to spend on the property or its furnishings, prior to letting. With the NPPR, household tax and PRTB charges to think about, the last thing you need is to lose a full month of the rent, every year, to fees for the letting agent. Being aware of the pressures on Landlords, we at Casey Auctioneers have developed a very simple letting package, as follows:
  • For properties listed with Casey Auctioneers only, we charge a flat rate fee of €400.00 plus VAT for a successful letting. This is far less than the standard, “one month’s rent” charged by other agents, regardless of exclusivity. Just the same as if you were selling with Casey Auctioneers, you are free to list your rental property with as many letting agents as you like. (In that case, we too charge a month’s rent for a successful letting, but we really recommend that you save money and list the property with us only!) We just charge an administrative fee of €75.00 plus VAT for renewing tenancy agreements if the tenants remain in the property, unlike other agents, who charge a full month’s rent every year.
  • Included in the fee for letting your property is the preparation of the lease and registration of the tenancy with the PRTB if so required. The PRTB fee is not included.
  • For your peace of mind, we offer a check-up service for your property, i.e. for €20.00 + VAT per visit, we will undertake a comprehensive review of the condition of your property. Usually, landlords opt for 4 – 6 visits per year.
  • To relieve you of a large part of the headache of letting property, we also offer a rent collection service. We take all the responsibility of collecting the rent for your property and simply issue you with a monthly cheque, with none of the hassle. The fee for this service, if required, is 5% of the rental income, plus VAT.
  • Unless otherwise directed by you, the landlord, we secure written references for all prospective tenants and actually speak to the previous landlord, where possible. You can be assured that, while sometimes there can be issues with tenants, everything possible is done to minimise the chances of problems arising during the tenancy.

Agricultural letting, such as grazing or farm buildings or mainstream commercial lettings such as business premises or going concerns command a commission rate of 5% of the agreement value, plus VAT. Agricultural fees are paid by the “lessee”, leaving more money in the property owner’s pocket.
